When I perform a Wyoming, Minnesota home inspection, I spend hours educating myself about every possible aspect that a home buyer may need to know so I can pass that information onto you, so you are as knowledgeable about the house as I am. Finding the things that may be of concern is just the first step. Then, taking the time and being able to explain those concerns, why they happened, and what can be done to correct the problem, is the next step in getting you the information you need to feel confident moving ahead. My commitment to you is that my inspections, reports, and the quality of education you receive about your future home, are second to none.

I will take a very in-depth, unbiased, experienced and professional look at your dream home to make sure you have a clear picture as to its condition. If there are issues that need addressing, I want you to be aware their significance. I will also present any issues with balance and in a manner that makes sense to the you. I will not tell you whether to buy or not buy the home. I am here to make sure you understand the condition of the home. In addition, I will give you helpful maintenance tips and general operating instructions.

I begin to gather information the minute we answer the phone. First I will listen to you and answer any questions you may have. I will then ask questions about your future home, to determine if you have any specific areas of concern. I will also describe the inspection process. At that point, I are able to give you a price for the inspection and schedule a date and time, (usually within 48 hours of your call). We will then immediately contact the agent regarding access to the home.

I will arrive at the home 3-4 hours prior to the you. This allows the me the opportunity to cover an in-depth inspection without distractions which may cause items to be missed. It also prevents the client from being required to spend 3-4 hours at the home. I will then perform a complete walk through with you providing information and training about the home, dicuss and review any concerns found, and print a report,

At the completion of the walk-through, the client will have a printed preliminary deficiency report (or emailed) covering possibly hundreds points. The final report, that will be emailed to you within 24 hours, will include details regarding each system of the home as well as written comments.

I offer a detailed inspection, a great narrative inspection report with photos, repair and maintenance procedure and suggestions, approximate repair cost estimates when possible, and a very informative walk through with you, room by room, inside and out, to explain the concerns and workings of the home.

"Honest, Unbiased Inspections"
In the beginning, the village government consisted of a Constable, a President, a Clerk, a Marshall, and some Trustees. The Constable patrolled the streets at night, lit the street lamps, and arrested "vagabonds." He also ran a "hospital" for inebriated people who arrived in town by stage or train, and often served as the official undertaker. The first Mayor was Will Aney, who held office from 1920 - 1923. Mayor Aney was a blacksmith, a carpenter, and a tavern owner. He told the Village Council that he could fix anything, and often sold services to the Village. In his time, the Village Council argued for years whether the front windows of taverns should be curtained (to prevent the spread of evil habits) or uncurtained (so we’d know what they were up to in there). What would YOU have voted for? Many other fascinating issues can be found in the old handwritten Village Council minutes recently found in an old safe and donated to the Chisago County Historical Society.

The Village Hall was located in several places in Wyoming’s history, fairly recently in a gas station on Forest Boulevard, where the safe’s combination was written on the wall, prominently. In 1977 the present City Hall was dedicated.

Roof System
My inspection includes a thorough examination of your roof to determine its age, wear, proper installation including flashing and any potential damage. We look at the chimney, shingles, vents, trim and more.

Exterior Components and Foundation
I will look at doors, windows, siding, intruding vegetation, grading, driveways, decks, foundation, and more.

Structure
I will evaluate the structure for excessive settlement, cracks, deterioration, bowing, and non-conforming contruction.

Interior
I will look at indoor windows, stairs, shelving, appliances, smoke detectors, electrical outlets and more.

Insulation and Ventilation
I will also inspect basements and attics for Insulation, moisture, proper ventilation and more.

Heating / Air Conditioning System
I identify type, size, age, proper combustion venting, and the general condition of the furnace. These systems are run and evaluated for performance. Air conditioning and heating systems systems may not be run if temperature is out of safe range or the fuel is shut off.

Plumbing System and Components
All pipes, faucet, fixtures in bathrooms, laundry and kitchens will be inspected. I identify size and inspect for proper function.

Electrical System
I test a representative number of outlets, assess adequacy of number of outlets, and test all GFCI outlets. I open the electrical panel and evaluate the size, type, and sufficiency of service as well as identify any deficiencies visible such as burnt wires, overcrowding, and branch circircuit protection.
